This article explains how to remove a secondary applicant from a joint mortgage case in Smartr365, converting it to a sole application.

Overview

If a joint application needs to become a sole application (e.g. following a relationship change), you can remove the secondary applicant from the case via the Cases screen. Before removing the applicant, shared data linked to them must be cleared first.

Before You Start

Ensure the following shared data linked to the secondary applicant is removed or updated:

  • Shared expenditure entries attributed to the second applicant

  • Dependants linked only to the second applicant

  • Fact Find sharing — disable if it is currently enabled for the second applicant

Step-by-Step

  1. Open the Cases screen and locate the joint mortgage case.

  2. Complete the prerequisite data-clearing steps listed above.

  3. Navigate to the Case Information or Applicants section of the case.

  4. Select the secondary applicant and choose Remove Applicant.

  5. Confirm the removal when prompted.

  6. Review the case details to ensure all remaining data is correct. Re-save any sections that prompt you to do so.

Common Issues

  • Remove Applicant button is greyed out or the action fails: This is usually caused by shared data (expenditure, dependants, or active Fact Find sharing) that is still linked to the second applicant. Complete the prerequisites above before retrying.

  • Case data appears incorrect after removal: Some fields may need to be manually updated to reflect the sole applicant configuration. Review income, expenditure, and property details.

  • Removal fails with an error despite clearing shared data: Contact Smartr365 support with the Case ID — an L2 database fix may be required to clear remaining linked components.
