How to Submit a DIP and FMA to Halifax via SmartrConnect

Complete guide to submitting Decision in Principle (DIP) and Full Mortgage Application (FMA) to Halifax through SmartrConnect, including supported case types and mandatory fields.

Overview

Halifax is available through SmartrConnect for both Decision in Principle (DIP) and Full Mortgage Application (FMA) submissions. Halifax supports multiple case types depending on your firm's feature configuration, including First Time Buyer, Home Mover, Remortgage, and self-employment cases.

Note: Raise Funds mortgages are not supported for Halifax submissions.

Mandatory Case Data

Before submitting to Halifax, ensure the following data is complete on your case:

General Requirements

  • FCA Number — Your firm's FCA number must be configured in Settings

  • Buyer Type — Must be a supported type (see table above)

  • Repayment Method — Repayment Only is always supported; Interest Only and Part & Part require the Remortgage & Schemes feature

Submitting a DIP

  1. Complete all mandatory case data fields

  2. Navigate to SmartrConnect in your case

  3. Select Halifax as the lender

  4. Review the submission preview — Smartr365 validates your data before sending

  5. If validation passes, submit your DIP

  6. The decision will be returned and displayed in SmartrConnect

Submitting an FMA

FMA submission is available after a successful DIP:

  1. Ensure your DIP has been approved

  2. Complete any additional fields required for the full application

  3. Select Submit FMA from the SmartrConnect panel

  4. Review and submit — the application ID will be returned on success

Re-DIP

If you need to resubmit a DIP after making changes to the fact-find:

  1. Update the relevant case data

  2. Navigate back to SmartrConnect → Halifax

  3. Submit as a Re-DIP — Smartr365 will include the original lender reference

Self-Employment Cases

Halifax self-employment support requires a separate feature to be enabled. When active:

  • Self-employment income fields become available in the fact-find

  • Business details are mapped to the Halifax submission format

  • Additional validation rules apply for self-employed applicants

Common Validation Errors

  • "Only First Time Buyer, Home Mover mortgages are supported" — Your case type is not supported. Check buyer type and ensure the relevant feature is enabled

  • Repayment method error — Interest Only requires the Remortgage & Schemes feature

  • Missing income data — Halifax requires specific income fields that may differ from the standard fact-find

  • "Cannot lend into retirement" — The mortgage term extends beyond retirement age. Adjust the term or check if this restriction has been lifted for your firm
